Which certificates do I need to sell my apartment?
When selling an apartment in Flanders, you need an EPC (energy performance certificate) and, if the building dates from before 2001, an asbestos certificate. An asbestos sampling check is optional. Book both together at MassaKeuring and receive an automatic 5% combo discount.
Which certificates do I need to rent out my property?
An EPC is always legally required for rentals in Flanders. A property report (plaatsbeschrijving) is practically indispensable to protect both tenant and landlord against damage disputes. An asbestos certificate is not yet required for rentals (this will change by 2032).
What is the difference between an asbestos certificate and an asbestos sampling check?
An asbestos certificate is an official OVAM document required for sales of homes built before 2001. It inventories all suspect materials throughout the property. A sampling check is a fast laboratory analysis of one specific material. It is not a substitute for the official certificate, but provides quick certainty about one specific element.
Do you also work in Brussels or Wallonia?
MassaKeuring operates only in Flanders, including the Brussels periphery. In the Brussels-Capital Region and in Wallonia other regulations apply (Bruxelles Environnement, certificat PEB Wallonie) and we do not operate there. For a property in Brussels or Wallonia we will refer you to a local accredited firm.
How much does an EPC plus asbestos certificate cost together for an apartment?
For a standard apartment you pay 165 euros for the EPC and 500 euros for the asbestos certificate. With the automatic 5% combo discount the total is 631.75 euros incl. VAT. You pay after the visit, with no down payment.

How long is an EPC valid?
An EPC is valid for 10 years from the date of issue. After that, a new EPC is required for sales, rentals or transfers.
Asbestos certificate
Can an asbestos certificate be expired at the moment of the notary deed?
No. The asbestos certificate must be valid both at the signing of the sales agreement (compromis) and at the notary deed. An asbestos certificate is valid for 10 years.
Payment and discounts
When do I pay, before or after the inspection?
You pay after the inspector's visit. No down payment, no online prepayment. After the visit you receive an invoice with a 14-day payment term.
