The EPC expresses the energy performance of your home on a scale from A+ (excellent) to F (poor). Hover over a label to see which interventions are needed to reach that level.

In Flanders, a valid EPC is required in the following situations:

• When selling any home, apartment or non-residential property. The EPC must be available from the first public advertisement.
• When renting any residential unit, from the first advertisement.
• On completion of new construction as part of the EPB declaration package.

For new owners of residential homes, a renovation obligation has also applied since 2023: the label must reach at least label D within 5 years. From 2028 this obligation tightens to at least label C. By 2050, every home must achieve label A.

Our energy expert works on the basis of what can be established on site plus the evidence you provide. The more documentation, the more favourable the label.

• On-site visit of about 45 minutes during which façades, glazing, insulation, heating, ventilation and solar panels are recorded.
• Photo file with all relevant components, as supporting evidence for VEKA.
• Processing and registration within 7 working days after the visit.
• Delivery of the official certificate in PDF, ready for the notary or rental contract.

Gather as much evidence as possible of completed works. Not mandatory, but crucial for the most favourable label possible:

• Building plans and any EPB declaration of the original construction or last renovation
• Invoices or certificates for roof, wall and floor insulation
• Proof of installation of high-efficiency glazing
• Documentation of your heating boiler and any heat pump
• Inspection certificates for solar panels or solar water heater
• Previous EPC if available (for comparison)

Not automatically. The EPC works on the basis of the building envelope, the installations and the efficiency of your heating. A new boiler counts, but roof insulation usually gives the biggest jump. During the visit, our expert can indicate which measure will have the most impact.
